Sorry, but because of the location of the holiday barn (in the centre of the village) we do not accept bookings for:
- Stag parties
- Single sex groups (without prior approval)
- Any groups of under 25-year-olds ie. no 18th or 21st birthday parties.
Bookings of this nature taken under another guise may result in guests being asked to leave.
The Owner reserves the right to refuse entry to anyone they see fit, after a booking has been made, or after the individual’s arrival on site.
Any unruly, malicious, offensive or rude behaviour will not be tolerated. In the event of such actions, the parties involved will be asked to leave immediately with no reimbursement. The owner reserves the right to terminate any booking at any time.
Noise pollution – Kelbrook is a small and peaceful village so please try not to disturb our neighbours if you are returning at night.
Please note that since the property is right in the centre of the village, surrounded by houses, we do have strict policies on noise, (there is an 10.30pm curfew on the use of the hot tub and any other outdoor noise, and all windows and doors must be closed after this time and any music must be inaudible from outside the barn). Groups who do not respect our neighbours may be subject to financial penalty and/or asked to leave.
The Hirer is not permitted to hire live bands, PA systems, karaoke machines, discos or other kinds of entertainment without prior consent of the Owner. No music equipment is permitted at the property without prior consent by the owner.
Should any complaint be received the Hirer will be required to find alternative accommodation.
PAYMENT
A deposit of 10 per cent of the total fee is required to confirm the booking. The balance is to be paid at least one month before arrival. For bookings made before one month of arrival full payment is required on booking. Please note that all payments received are non- refundable.
A £200.00 bond is also required. If conditions are met, this will be refunded within one week of departure.
Payment can be made by cheque or bank transfer.
Price includes central heating, hot water, showers and a basket of logs for the woodburner and firepit (extra logs can be purchased).
Bed linen is supplied.
Towels are supplied.
WHEN STAYING IN THE HOLIDAY BARN
Bookings start at 4pm on arrival day and should be vacated by 10am on the departure day. We try to be as flexible as possible and do not impose restrictions unless circumstances dictate. If guests need to arrive earlier or later please let us know and we will do our best to accommodate.
The Holiday Barn must be kept clean and tidy.
Please remove walking boots/wellies downstairs and store in the boot room.
No smoking is allowed, nor are naked flames or candles for safety reasons.
The Hirer must keep the property and all furniture, utensils, equipment, fixtures and fittings in or on the property in the same state of repair and condition as at the commencement of the hire and to ensure that at the end of the hire the property is left in the same state of repair in which it was found. Any damage or breakages must be reported immediately and where deemed by the Owner to be non-accidental must be paid for by the Hirer. The Owner reserves the right to levy an additional charge for any extra cleaning required after the Hirer’s occupancy and for any consequential loss, damage or repairs in excess of the value of the £200 bond paid.
Should any complaint be received the Hirer will be required to find alternative accommodation.
Guests’ vehicles and their contents and personal belongings are left at the property before, during and after the period of hire entirely at the risk of the guests.
The Hirer must not (without express permission of the Owner) allow any person other than guests booked and staying in the property to use the facilities or amenities of the property.
The hire of play equipment including inflatable bouncy castles and other large items are not permitted at the property unless with prior consent of the owner.
Strictly no fireworks or Chinese lanterns are permitted, these are not countryside friendly as we have livestock nearby.
It is the Hirer’s responsibility to ensure that multifuel stoves, BBQ, firepit, etc are not left unattended, use the fireguard, ensure the doors are closed and check for any embers prior to leaving the property or going to bed.
The Owner reserves the right to inspect the premises any time prior to departure.
The Hirer is responsible for notifying all other members of the party of these conditions.
DOGS
Well-behaved and properly trained dogs are allowed at the property with prior consent of the Owner and with acknowledgement of these strict conditions.
The Hirer must inform us of the number of dogs the guests wish to bring, and if the number exceeds that agreed with us, we can refuse to allow the Hirer to take possession of the property or make the Hirer leave the property before the end of their stay. If this happens the Hirer shall have no claim against the Owner for compensation or reimbursement whatsoever.
The Hirer is liable for all damage caused by pets in and around the property. The Hirer should remove all traces (inside and outside) from the property of any pet occupation, including hairs, before the final departure. The Owner reserves the right to levy an additional charge for any extra cleaning required after the Hirer’s occupancy in excess of the £200 bond paid.
The Hirer must not allow pets in the bedrooms, kitchen, or dining areas or on any beds, sofas or other furniture within the property, this may result in forfeiture of the bond.
The Hirer must keep pets on a lead at all times when near livestock – the garden of the Holiday Barn is secure but backs onto a field used by livestock.
Pets must not be left alone in the property or in the garden at any time.
If the Hirer breaks any of these conditions, the parties involved will be asked to leave immediately with no reimbursement and the bond with be forfeited.

LIABILITY & INSURANCE
The Owner disclaims all responsibility for any injury or damage to guests’ property or to their person or to their children by fire, theft, water or any third party or by any means whatsoever whilst they are on site. This includes acts of God, natural disasters, weather, war, animals and insects.
We strongly advise that you take out holiday insurance against personal injury or loss of belongings.
We cannot accept responsibility for loss or expense incurred due to delays in travel or weather conditions, or due to sickness or any other reason.
The Owner reserves the right to waive any particular conditions in individual cases or to amend or vary the terms and conditions as they may decide in their absolute discretion.
